The Group engages in property investment and development projects.

The Group's property interests are mainly in Hong Kong. It covers Hong Kong Island, Kowloon and New Territories, including retail, luxurious residential and industrial properties, like Harbour Crystal Centre, Red Hill, Harbour Industrial Centre and Oceanic Industrial Centre.

In August 1995, the Group acquired a 60% interest in a comprehensive redevelopment project (the "Xixi Project") in Xidan, Beijing, the People's Republic of China(the "PRC"). The Xixi Project is a giant redevelopment project situated at the intersection of political, financial and commercial districts at Beijing, the capital of the PRC. With a total area of approximately 16.85 hectares, the total investment of the project is estimated at US$1 billion. The project includes the construction of ten building structures with a total gross floor area of approximately 700,000 square feet, the re-construction of the streets and roads in the area and the re-development of the urban commual facilities (which include electricity, communication, water, gas and heat). The project is expected to complete by 2002.
